What a rent receipt should show

the landlord's and the tenant's names;
the address of the rented property;
the period the payment covers;
the amount, with rent and any charges or fees shown separately;
the date and the payment method (cash, check, transfer…);
the landlord's or agent's signature.

When it matters

A receipt is the tenant's proof of payment, which matters most when rent is paid in cash. Tenants also use rent receipts as proof of address or rental history, for example when applying for another lease or for benefits. In some US states, landlords must give a receipt for cash payments: check your state's landlord-tenant rules.

Partial payments

If the tenant paid only part of the rent, write the amount actually received and the period it covers, or issue a simple payment receipt for that amount.

Frequently asked questions

Do landlords have to give rent receipts?

Rules vary by country and state. In some places a receipt is required for cash payments or when the tenant asks. It's good practice in every case.

Can a rent receipt be sent by email?

Yes: a PDF by email is common. Keep a copy for your records.

What if the tenant paid only part of the rent?

Write the amount actually received. Don't issue a receipt for the full month.
